A lot of Auckland renovation projects that start cosmetic end up structural. Removing a wall to open up a floor plan is the most common example. The issue: if structural work is done without the correct LBP sign-off, it can't be legally documented - and when you sell, a buyer's solicitor will ask for it.
Under the Building Act, structural work qualifies as restricted building work - which must be carried out or supervised by a Licensed Building Practitioner. We are LBP licensed and Certified Builders accredited. Every structural alteration we complete is documented correctly for your consent file and your eventual sale.
Why buyers' solicitors care: In Auckland's current market, solicitors routinely check for building consents and LBP sign-off on any property with obvious structural changes. Work done without proper documentation creates complications at sale - in some cases, remediation is required before the transaction can proceed. Doing it right once is significantly cheaper than that conversation.
We visit the property and talk through what you want to change. Some renovation ideas are straightforward; others reveal structural constraints, consent requirements, or conditions behind the walls that aren't visible until the job starts. We'll tell you what we see upfront, including if anything changes the project's scope or cost before you've committed.
Fixed quote with a clear scope document. If the project requires building consent, we map the application - what's needed, Auckland Council's current processing window, and how that affects your start date. If it doesn't require consent, we'll confirm that too.
Lawrence and the crew on site. Trade coordination handled - electrical, plumbing, tiling, waterproofing where the scope includes those. If something unexpected comes up mid-build (a rotted subfloor joist, an undersized structural member, asbestos linings in an older Auckland home), you hear about it immediately. No variation surprises at the end.
Final inspection, consent close-out documentation if applicable, full walkthrough. We don't call a renovation complete until every item on the list is closed out and the finish meets the standard we quoted.
