Full kitchen and bathroom renovations from demolition to final fit-out. Structural work, waterproofing, tiling, joinery - one builder, one contract. LBP licensed, based in Mangere East, building across Auckland for 24 years.
Demolition, structural changes if the layout requires it, joinery and cabinetry, tiling, plumbing coordination, fit-out. One builder managing the sequence so trades don't block each other.
Full gut-out, waterproofing to NZ Building Code, drainage configured to the new layout, tiling, vanity and joinery, tapware. The waterproofing goes in before a single tile - see the section below.
The drainage and waterproofing requirements are the same as a bathroom. We quote it correctly from the start - tub, tapware, cabinetry, tiling, drainage.
Custom cabinetry built to fit the space, floor and wall tiling done flat, level, and sealed. Applies across kitchen, bathroom, and laundry.
Any wet area renovation must be waterproofed under NZ Building Code clause E3. The membrane goes on floors and all wet zone walls, continuous with no gaps, turned up correctly at wall-floor junctions, and left to cure fully before tiling begins. Getting it wrong doesn't show immediately - it shows 12 to 18 months later in the framing behind the wall.
If a bathroom renovation fails because a builder skipped the membrane and tiled over unprepared substrate, the liability sits with whoever signed off the work. Under the Building Act, structural or drainage work that qualifies as restricted building work requires LBP sign-off. We are LBP licensed - every renovation we complete is documented correctly.
For broader context on when Auckland Council building consents apply, see our home renovations consent guidance.
The membrane goes on before a single tile. We don't tile until it has fully cured - there is no shortcut to this step. The curing period is what makes the waterproofing work. It is also what adds time to the bathroom programme that can't be compressed.
Restricted building work in wet areas - including waterproofing and drainage - requires sign-off by a Licensed Building Practitioner. That's included on every job we complete. We don't subcontract the sign-off to someone who wasn't on site.
Like-for-like fixture replacement generally doesn't require a building consent. If a drainage fitting moves to a new location - not replaced in the same place - Auckland Council will likely require one. We confirm this at quote stage before you commit.
Most quotes describe what's being built. Fewer explain what has to come out first, and what that reveals. Here's what a complete gut-out renovation involves - and why the order matters.
If demo reveals something unexpected - hidden rot, undersized original drainage, waterproofing that was never applied correctly the first time - you hear about it before work continues. Not in a variation notice at the end.
We visit the space, take measurements, and talk through what you want. Existing drainage layout and substrate conditions affect what's possible - understanding this before we quote avoids scope changes mid-build. Fixed quote with a clear scope document. If tile, joinery or tapware selections aren't finalised, we build to an agreed allowance.
Demo, waterproofing, tiling, joinery, trade coordination. We don't tile until the membrane has fully cured. We don't fit joinery until tiling is complete. The sequence is not negotiable - it's what produces a result that holds up.
Tapware, fixtures, painting and trims, full walkthrough. We don't hand over until every fitting is working, every grout line is clean, and the space functions as it should.
The range between a cosmetic bathroom re-tile and a full gut-to-studs rebuild is wider than any single number covers. What actually moves the quote:
